RULES and REGULATIONS

All Association Members are responsible to follow these rules and regulations and see to it that their guests and tenants are made aware of these rules and regulations by emailing them to tenants prior to the tenants renting or occupying the property.
1. SAFETY:
Fire extinguishers can be found mounted on the buildings between units on the carport sides. Each unit has a smoke detector that should be tested periodically. Smoke detectors are required in each unit. Each unit should maintain a fire extinguisher in the kitchen.
2. SWIMMING POOL: Pool Hours: 8:00 AM to 10:00 PM
There is NO LIFEGUARD ON DUTY. Swim at your own risk. Children under 14 years of age are not allowed in the pool unless accompanied by an adult. Those needing adult supervision must be with an adult in the pool area. Adults please supervise your children at all times.
The maximum pool occupancy is 16 persons. County regulation states that a shower is to be taken before entering pool. Suntan lotions or creams are to be removed before entering pool. Unit Owners are responsible for their guests and must accompany them to the pool. Pool rules are posted at the pool.
Pool furniture should be covered when using suntan oils or lotions. Pool furniture and equipment must stay inside the pool fence. Do not reserve pool furniture by placing items on them ahead of time.
Breakable glass of any kind is not allowed inside the pool fence. No food or beverages are permitted in the pools; they must be at least four (4) feet from the water’s edge and preferably at the tables. Please dispose of all trash before leaving the pool area.
Smoking or pets are not allowed in the fenced pool areas. Large toys and rafts are not allowed in the pool area. All diapers worn in the pool area must be designed for pools. Running, diving, jumping, ball playing or roughhousing are not allowed. All audio devices at the pool must be silent.
Owners and Renters may not leave pool items at the pool when they check out. All pool items must be disposed of properly if you cannot take them with you.
3. TENNIS/PICKLE BALL/BASKETBALL COURT: Hours: 8:00 AM to 10:00 PM
No players shall play with “Street Shoes”. Only Tennis Shoes or rubber-soled shoes shall be worn. Playing time is limited to one (1) hour when others are waiting to play. Your cooperation will be greatly appreciated. No children under 14 unless accompanied by an adult.
4. SHUFFLEBOARD: Hours: 8:00 AM to 10:00 PM
No games start after 9:00 PM and all games are to be concluded by 10:00 PM. Please replace equipment when finished playing.
5. TVs, RADIOS, MUSICAL INSTRUMENTS, KITCHEN GARBAGE DISPOSALS, ETC.:
Please keep at low volume at all times and especially before 8:00 AM and after 10:00 PM. DO NOT OPERATE GARBAGE DISPOSAL BEFORE 8:00 AM and AFTER 10:00 PM.
6. REFUSE & RECYCLING DISPOSAL:
All trash and garbage is to be placed in the in-ground cans adjacent to the Unit or in the large dumpsters at the front of the property near the north side of the office building or near the tennis courts. Disposal of large items needs to be coordinated with the Facility Manager.
Recycling containers are provided throughout the facility for the recycling of only glass, paper, cardboard, and plastics. Plastic bags are not to be placed in the recycle containers. Items for recycling should be placed loosely in the recycle container, not inside any type of plastic bags. All items placed in recycling containers should be free from all food debris. Pizza boxes are not accepted as recyclable. Caps should be removed from plastic bottles and containers. Many types of caps are not recyclable.
Cardboard should be broken down into small pieces that will easily fit inside the recycle container. No food refuse of any type or plastic bags containing food refuse shall ever be placed in a recycle container. If the unit trash can is full, please walk your garbage bags down to a larger trash container near the front office building or tennis court.
7. COMMON AREAS:
Plastic or paper containers must be used in Common Areas. Additionally, no glass is permitted to be used on any Common Area. Each resident shall see that all containers used are properly removed from any Common Area.
8. SANITARY SYSTEM RESTRICTIONS:
Do not put anything in your toilets, wash basins or sinks, such as: grease, cigarette butts, facial tissues, feminine products, wipes, including flushable wipes, etc. that may clog up the sanitary system. Please so instruct any tenants, guests, and outside help you may hire.
9. LAUNDRIES:
Follow instructions on wall posters and laundry equipment for its use and adhere to schedules posted in laundry room. Laundry hours are from 8:00 AM to 10:00 PM. All washing and drying loads need to be finished by 10:00 PM. Please turn the lights off when you leave the laundry rooms. Please leave no newspapers, magazines, or refuse in laundry rooms. Report all issues to the laundry company listed on the equipment or wall posters. NO COINS are available in the office. Please use a credit card in the card reader provided on each machine if you do not have coins.
10. LAWN:
Please keep lawn, patios, walks, and balconies free of litter, clutter, cigarette butts, etc.
11. BEACH:
The Casa Mar beach is a private, deeded beach for use by Casa Mar Owners and their renters only.
The two Casa Mar beach shelters are to be shared by all Casa Mar Owners and their renters who wish to use them. They are not reservable or to be used by only one owner’s or renter’s family or guests. All owners, tenants, and guests should show respect to each other by not monopolizing the use of either beach shelter for their own individual use for long periods and days at a time.
All Casa Mar beach furniture taken beyond the two beach shelters toward the water’s edge, are to be returned back to the designated area between the two beach shelters when leaving the Casa Mar private beach for the day or evening. This is especially important during sea turtle nesting season between May 1st to October 31st every year. Chairs must be locked up nightly from dusk to dawn during these six months. All outdoor lights, even in porches and entry areas of units near the beach, should not be left on at night during turtle season from May 1st to October 31st. Casa Mar could receive a fine from Sarasota County when outdoor lights are left on and/or not blacked out and when beach furniture is not locked up during turtle nesting season. Owners and rental agents should inform their tenants of these rules.
12. VISITING:
Children must be supervised at all times. To avoid accidents, they must not be permitted to run or play on the balconies or stairways, or walk/run unsupervised across the driveways, end road, and middle road. Reasonable quiet should be maintained in consideration of the comfort of all residents.
13. GENERAL:
Internet is available in the clubhouse, courtyard, and pool areas. The password for all WIFI access throughout the facility is the Casa Mar phone number: 9413494266.
The bulletin board just outside the office lobby mounted on the stand-alone laundry building may display items of interest. All meeting notices are posted on this bulletin board.
To ensure prompt handling and due consideration please submit all concerns, questions, ideas, suggestions, etc. in writing to the Management or the Board via email to: CasaMar6006@yahoo.com. Any complaint, request for service, recommendation, or observance of a document violation must be made in writing to the Association and delivered or mailed to the attention of a Board Member or Management at the Casa Mar address: 6006 Midnight Pass Road, Sarasota, FL 34242. No verbal complaint or recommendation shall be considered by any officer, director or the management.
14. DESIGNATED QUIET HOURS – 10:00 PM to 8:00 AM:
Before 8:00 AM and after 10:00 PM, please show consideration for everyone in the community. All gatherings and activities outside units, especially in the pool areas and sport courts, should be concluded by 10:00 PM. Please caution departing guests to be quiet. This particularly applies to early morning arrivals or late departures.
15. BUILDING EXTERIOR AND GROUNDS:
No unit exterior may be altered in appearance without Board permission. Prior approval by the Board of Directors is necessary for any changes effecting the appearance of the building or grounds, such as: erection of awnings, blinds and window shades, planting of flower beds or shrubbery or painting of balconies or terraces.
Please report to the manager or the Board any problem with Association items in the Common Areas, including: porch lights, post lights, driveway lights, railings, stairways, grills, etc.
Entryways and patios are not to be used for storage. This includes bicycles, motorcycles, toys, tools, fishing equipment, garbage, exercise equipment, sporting equipment, etc. Please do not drape anything on the porch rails or lawn furniture. Drying racks are to be used inside the unit only. Use clotheslines on the carport sides for drying clothes.
16. DRYING OF APPAREL, TOWELS, LAUNDRY:
NO WEARING APPAREL OR TOWELS should be left in the courtyard or at the walkway entrance to a Unit. Please do not hang towels or other articles over the lawn furniture, railings, or on the pool fence. Do not litter or clutter up your outside areas, or string any clothes lines other than in designated areas of carports. Use only the clothes lines provided in the carport areas for drying of apparel, towels, and laundry items.
17. AUTOMOBILES:
Casa Mar speed limit is 10 MPH. All vehicles should be locked at all times. No vehicle is to be used for sleeping or camping. All vehicles must be currently insured, registered, and operational.
Each unit has a numbered carport parking space for one motorized vehicle only. Use your own assigned parking area at all times. Pull up to the bumper and park within the lines. No cars belonging to Unit occupants shall be parked in other than their assigned spaces. All motorized vehicles, except bicycles, must be in a marked parking space. Parking of motor homes is not allowed. Contractor trailers must not block or impede normal traffic and emergency vehicles. Visitors and additional owner cars must be parked in the available guest parking spaces in front of the office building. See that your guests use guest parking areas. Only one permanent parking space per Unit is assigned.
There shall be no parking of cars for storage purposes. For example – friends who have left the area, and wish to park their cars at Casa Mar.
18. BICYCLES AND TOYS:
Bicycles may be locked to carport pillars if they do not impede or damage vehicles parked nearby. Please do not leave any toys outside the unit. No bicycles or wheeled toys can be ridden on sidewalks or grassed areas. Sports activities, such as football, frisbee, and other games should be played on the beach where there is more space.
19. GAS GRILLS:
No outdoor cooking is allowed except on the gas grills provided by the Association in the four grilling areas of the courtyard.
20. CLUBHOUSE USE: Clubhouse Hours are 8:00 AM to 10:00 PM.
The clubhouse may be reserved in advance for special events. Coordinate reservation with Facility Manager. An owner or renter must be the primary Event Host using the facility. Noise must be kept to a reasonable level. The clubhouse must be left clean and refuse free at the end of the day it is used. Maximum attendance in the community room is limited to fifty (50) persons with tables and chairs.
21. NO SMOKING:
Per Florida State Law, smoking and vaping are prohibited in all enclosed indoor workplaces. This would imply NO SMOKING is allowed in the laundry rooms or the front office building including: the Community Room, Kitchen, Office, Lobby, Mail Room, Library, etc. Casa Mar has designated the two pools as NO SMOKING areas. In addition, many Unit Owners have posted NO SMOKING signs within their units and entryways. If you are a smoker, please do your best to respect others who do not smoke and do not leave your butts anywhere in the Common Areas. When smoking in any outdoor area, please be mindful of wind direction and smoke blowing toward other guests.
22. PETS:
Pets are not allowed anywhere on the Casa Mar property, unless they are a certified guide dog. Certification paperwork must be provided to the Board in every case. If a renter is to bring a certified animal into a unit they are renting, the renter must also obtain the permission of the Unit Owner. Certified animals must be leashed at all times. All animal waste must be picked up, bagged, and placed in an outdoor trash receptacle. Do not bring animal waste inside condo units or buildings. No animals are allowed inside the pool fence, in the clubhouse building, laundry rooms, or on the beach.
23. OCCUPANCY:
All condo units are single family only. The maximum studio/efficiency occupancy is two people. The maximum one-bedroom occupancy is four people. The maximum two-bedroom occupancy is six people.
24. SOLICITATIONS: Soliciting is not allowed at Casa Mar.
25. EMERGENCY NUMBERS:
Owners who get locked out during weekday office hours, call the office at 941-349-4266 or find the Facility Manager. For Owners who rent or their renters, you may wish to call your rental agent to gain access to your unit. If necessary, a locksmith may need to be called. For all emergencies of a life-threatening nature, call 911 anytime. For all non-life-threatening emergencies, other than lockouts, call the Sarasota Sheriff’s non-emergency number at 941-861-5800.
